Bruntwood SciTech launches No. 11 Mereside at Alderley Park

The newly opened No. 11 Mereside, which overlooks Alderley Park’s 400-acres of countryside, will bolster the campus’ reputation as a major international life sciences and technology hub, and follows a series of innovative companies taking residence at Mereside – including Sai Life Sciences, Cisco, Peak Software and SCIEX.

The latest specialist workspace has been brought forward by Bruntwood SciTech, a 50:50 joint venture between Bruntwood and Legal & General, as part of its long term masterplan for Alderley Park and has been designed with the evolving, collaborative working style of the science and technology sector in mind.

The £3.8m waterside scheme will offer three floors of specialist category A workspace with offices available from 500 sq ft up to 30,000 sq ft, as well as breakout spaces and meeting rooms designed to foster peer-to-peer collaboration.

The importance of wellbeing and mental health is at the heart of the scheme, with businesses based at No. 11 able to benefit from the scenic views overlooking the Mere and woodland. A recent study highlighted that spending more time in blue and green spaces linked to improved life satisfaction, reduced anxiety and increased happiness, making No. 11 ideal for businesses who value employee wellbeing. The development also offers direct access to Alderley Park’s walking, running and cycling trails, as well as community wellbeing events such as yoga, mindfulness workshops and trail races.

Businesses will also be able to take advantage of the full range of leading amenities and green spaces available across the Alderley Park campus, including a 232-seat auditorium, on-site gym and sports pitches, and The Churchill Tree pub.

Aligning with Bruntwood SciTech’s 2030 net zero target, No. 11 Mereside includes a series of sustainable technologies to accelerate Alderley Park’s net zero journey. Workspace has been designed through a series of thermal models to drive energy efficiency and limit heat loss. Smart systems and technologies have also been introduced such as a new building management system to ensure No. 11’s operations are optimised for energy efficiency.

Incoming businesses are expected to come from specialist areas including medical communications, digital health, AI, software development, CRO and healthcare. They’ll join the 250+ sector-leading science and technology businesses already based at Alderley Park, which include Cancer Research UK MI, SAP, and Airship Interactive.
